What Comes First When Building a Custom Home: Buying the Land or Designing the Plans?

In custom home building, there is no one-size-fits-all answer, every project is different.
Sometimes, clients are tied to a specific area due to work, schools, family, or lifestyle. In those situations, lot availability may be limited, and the decision to build is based on what’s available, not endless choice. When that’s the case, the strategy changes.
We work with what we have — maximizing the potential of the lot, reducing unnecessary preparation costs, and designing plans that meet the client’s expectations while using the property to its fullest potential. The goal is always the same: create the best possible home for that specific piece of land. If you already own your lot, or if location comes first, it’s not the end of the world, far from it. Many outstanding custom homes begin exactly this way. What matters most is how you proceed next. This is where starting with the right planning process becomes critical.
I do this with every new custom home client. Before finalizing a design or moving forward with construction, I coordinate:
